While collecting information and doing research for other articles about financing a home and working with banks, interest rates we kept running into first time buyer programs that offered what seemed a good deal if you qualify. It is good for the economy for you to buy a home and its really good for you to invest your 500 to 1500 a month you pay for a place to live rather than paying rent.

If you have never purchased or tried to buy a home before you may qualify for a first time buyers programs and even grants you can apply for to upgrade qualified homes (like replacing windows with energy conserving double pain windows). When you are new to the game and want an easy way in to home ownership ask about these programs and also ask where you can find more information about them.

One place to start reading about home buyer programs for first time buyers and others is at U.S. Department of Housing. This site offers a wealth of information and is run by the U.S. Government. You can read about HUD homes that are often much easier to buy even if you have poor credit or no credit history. In Australia you can check Service SA – Housing for similar information.

As a first time buyer you are a likely to not have great credit, lack funds for closing cost or down payments and may otherwise not be able to find a lender with terms you can qualify for or accept. These first time buyer programs may help you to qualify for financing in spite of poor credit or lack of credit history. Many state, local and charitable organizations may even be able to pay part or all of you closing cost or down payment.

Besides first time buyers programs there are the above mentioned grants for home upgrades and often there are grants offered if you attend a short series of classes on home ownership. The trick to finding out about as many aids to home ownership and home buying is to ask about them. If you are talking to a HUD counselor about purchasing a home ask them about other programs that will help you more easily afford that home.

If you are looking for help with the HUD program and want some one trained and experienced to walk you through the process hud.gov offers a listing of HUD approved counseling agencies. If yo are already purchasing a home through this program and are having any problems you should contact one of these agencies quickly as they can give you advice that may save you from a foreclosure.

While the federal government offers great programs that help the economy by helping homes get sold there are also local programs that work with or in place of these national programs to get you through it all and nearly every state has a department of housing as will most larger cities and counties. These are easy to find in the phone book or by calling information.
